I once thought “it passed VA, must be good,” then found out the crawlspace was a swamp. Never skipping an inspection again.

That’s a tough lesson, but it’s a common misconception. The VA appraisal just checks for minimum property requirements—it’s not meant to uncover every issue. I’ve heard stories where buyers assumed the VA process was more thorough than it actually is. Out of curiosity, did your lender ever mention the difference between an appraisal and a home inspection, or was it something you had to figure out on your own? I wonder how often buyers get caught off guard by that distinction.

Funny you mention that—I refinanced with a VA loan last year and was surprised by how many folks think the appraisal covers everything. My lender briefly mentioned the difference, but it felt more like a footnote than an important detail. Did you end up getting a separate inspection after the crawlspace fiasco, or was it too late by then? I always wonder how many people skip that extra step just assuming it’s all included...

Yeah, I totally get what you mean—people mix up appraisal and inspection all the time. Here’s how I handled it: after my offer was accepted, I made sure to schedule a separate home inspection right away. The VA appraisal just checks if the place meets minimum standards, but it won’t catch stuff like a leaky roof or hidden mold. Honestly, skipping the inspection to save a few hundred bucks can cost way more down the line. I’d rather know what I’m getting into, even if it means tightening the budget elsewhere.

- Here’s what tripped me up: I thought the VA “inspection” was going to be super thorough, but it’s really just an appraisal with some basic checks. Like, if the water heater’s about to explode, the appraiser might notice... or not.
- VA doesn’t *require* a full home inspection, but skipping it is kinda like buying a car without popping the hood.
- I debated skipping the inspection to save cash (closing costs are already wild), but my cousin’s place had hidden electrical issues that cost thousands later. That freaked me out enough to budget for an inspection, even if it meant eating ramen for a month.
- Appraisal = “Is this house safe and worth the loan?”
- Inspection = “What’s actually wrong with this place?”
- VA has some minimum property requirements—stuff like no peeling paint, safe heating, and no obvious hazards. But they’re not checking every outlet or crawling into the attic.
- If you’re tight on cash, I get the temptation to skip it, but honestly, finding a $500 problem now beats a $5,000 surprise later.
- I wish the VA made this clearer. It’s easy to assume the appraisal covers everything, but it really doesn’t.

Just my two cents... learned the hard way.
