I totally get wanting to avoid extra costs, especially with a new build. Builder warranties can be solid, but even new homes sometimes have issues that slip through the cracks. I’ve seen folks surprised by things like HVAC or insulation problems that weren’t obvious at first. VA loans don’t require a full inspection—just the VA appraisal, which isn’t as thorough—but having an independent inspection can give peace of mind. 3. If you’re comfortable with risk and really trust your builder, maybe skip the independent inspection. But if you want every base covered, an inspection can reveal things even new builds miss (like improper grading or ventilation).

I’ve seen a few cases where people skipped inspections on new homes and ended up paying more later to fix stuff the warranty didn’t cover. It’s not always a guarantee, but worth weighing against the cost upfront.

Has anyone here actually had a VA appraisal catch something major that a regular inspection missed? I’ve seen buyers assume the VA process is more thorough, but in my experience, it’s really just checking for minimum property standards. Curious if anyone’s run into exceptions to that.

I’ve never seen a VA appraisal catch something a regular inspection missed, honestly. The VA appraiser is really just making sure the place meets their minimum property standards—safe, sound, sanitary. They’re not digging deep like a home inspector would. I always tell buyers not to skip the independent inspection, even if the VA’s involved. It’s just not as thorough as people think.
