Speeding up rural home loan approvals: my favorite shortcut
Calling ahead actually helped me once, but it’s hit or miss. One clerk told me Wednesdays after 3pm are “usually quiet” and she wasn’t wrong - my stuff got processed way faster. Snacks didn’t hurt either, but honestly, timing seemed to matter more than charm.
That’s actually a solid tip. Timing really does seem to make a difference, even more than being extra friendly or bringing treats. I’ve tried calling ahead too, but sometimes I get someone who just sounds annoyed I’m asking. Still, when you catch the right window, things move way smoother. It’s kind of wild how much luck plays into this stuff.

Yeah, totally agree - timing is everything. I’ve noticed being “nice” or bringing donuts doesn’t really change much if they’re slammed or just not in the mood. Ever tried emailing instead of calling? Sometimes I get less attitude that way, but who knows... maybe it’s just luck like you said.

Funny you mention that - emailing has been hit or miss for me. One time I thought I was being clever by sending a super detailed email with all my docs attached, but then I waited days for a reply and ended up having to call anyway. Maybe I just caught them at a bad time. Has anyone had better luck with in-person visits, or is that just asking for more delays?
In-person has always felt like rolling the dice for me. I’ve had times where showing up actually moved things along - maybe because they can’t ignore you when you’re standing right there with a folder full of paperwork and that “please help me” face. But then there are days where it’s just more waiting, and you leave with a stack of new forms and no real answers.
Honestly, I keep hoping there’s some magic combo - like call on a Tuesday morning, follow up with an email, then pop in on Thursday? But yeah, sometimes it just feels like whoever gets your file first decides how fast things move. The worst is when you do all three and still end up in limbo.
I will say, emailing helps me keep track of what I’ve sent (and reminds me not to lose my mind). But if you’re hoping for speed, sometimes just being a little bit annoying in person gets results... or at least a decent story out of it.
