Has anyone actually used rhs loans or down payment assistance to buy a home?

Most people get through it without losing their minds, though there’s usually at least one “why do they need this?” moment.

That’s the truth. I’ve seen buyers get tripped up by stuff like random $200 Venmo transfers from friends - lenders just want to know it’s not a secret loan. It feels invasive, but honestly, once you’ve got your docs in order, it’s mostly just waiting around. The paperwork’s a pain, but it’s not as bad as people make it sound. Just keep everything handy and don’t stress every little thing they ask for.

Yeah, that’s pretty much how it went for me. I remember thinking, “Why do they care about my $50 birthday gift from grandma?” but in the end, it was just a lot of waiting and digging up old paystubs. Not fun, but definitely doable if you keep your cool.

“Why do they care about my $50 birthday gift from grandma?”

- Been there, done that. They wanted to see a copy of my Venmo for a $12 pizza split once.
- It’s wild what they’ll dig into, but honestly, if you just keep a folder of random paystubs and bank stuff, you’re golden.
- Not fun, but hey, free-ish money is worth a little paperwork pain, right?
- My tip: treat it like a weird scavenger hunt...with less running and more eye rolls.

Honestly, I get the frustration with all the paperwork, but I’d push back a bit on the “just keep a folder and you’re golden” idea. In my experience, it’s not always that simple - sometimes they’ll ask for explanations on deposits from months ago, or want letters for every little transfer. It’s not just about having documents, it’s about being able to explain every line item. Ever had them question a transfer from your own savings? That one threw me off. The “free money” comes with a lot of strings, and sometimes it feels like they’re looking for reasons to say no...

- Yep, been there. Had to write a letter explaining why I moved my own money between accounts - felt like I was on trial for buying myself coffee.
- The “just keep a folder” advice is only half the battle. They want to know why you blinked twice in March and sneezed in April.
- It’s wild how much scrutiny comes with these programs. Free money? More like free interrogation.
- Still, if you can survive the paperwork gauntlet, it does help folks get into homes who otherwise couldn’t. Just wish they’d streamline it a bit...
