While that's true in some cases, I'd caution against relying too heavily on flexibility from lenders, especially lately. From what I've seen recently, lenders have tightened up due to economic conditions. Even rural programs, which used to be fairly forgiving, are scrutinizing credit hiccups more closely now than a couple years ago. Not saying it's impossible—just that if you're borderline, it might be smart to spend a few months shoring up your credit before diving in...

Totally agree on lenders tightening up lately. Reminds me of when I snagged my first rural property a few years back—thought it'd be a breeze, but the lender combed through my credit history like my grandma hunting for typos in a church newsletter. 😂 Even minor stuff I thought was ancient history popped up. Definitely worth taking the extra time to tidy things up beforehand... saves you from sweating bullets at the closing table, trust me.

Haha, that's spot-on. When I went for my last rural property project, I figured my solid track record would make the process smooth sailing. Nope... they scrutinized every little detail and even questioned a tiny late payment from years back. Honestly makes me wonder—are lenders getting more cautious overall, or is it just rural properties they're extra wary about lately? Either way, definitely pays off to prep ahead rather than scrambling later.

Haha, lenders definitely seem pickier these days. I think rural properties just make them extra jumpy—maybe they're worried about resale value or something? Either way, having your paperwork airtight beforehand saves a ton of headaches later... learned that the hard way myself.

Yeah, rural properties can definitely make lenders extra cautious. But honestly, once you're through the hoops, it's totally worth it. We bought rural a few years back—best decision ever, even with the paperwork headaches. Hang in there, you'll be glad you did.
