Yeah, I've run into something similar. Last year, I renovated a duplex—put in energy-efficient windows, updated wiring, and even replaced the roof. Thought I'd nailed it for appraisal day. Nope. The guy spent most of his time fussing over some minor drywall imperfections and a slightly crooked fence gate. Barely mentioned the big-ticket upgrades I invested serious cash in. Seems like appraisers sometimes get stuck on superficial stuff or checklist items, while buyers (and renters too, honestly) actually notice and care about the quality-of-life improvements. It's frustrating, but I've learned to just factor in a bit of randomness when planning numbers on projects... keeps expectations realistic.

Had a similar experience recently—helped a client upgrade insulation and HVAC, thinking it'd boost appraisal value. Nope, barely got noticed. But buyers loved it... lower bills and cozy winters matter way more than a perfect fence gate, apparently. Lesson learned, I guess!

Makes me wonder how appraisal criteria get updated... or if they ever do? Had a buyer once who was thrilled about solar panels, but the appraiser barely acknowledged them. Guess market tastes move faster than appraisal standards. Either way, glad your buyers are happy—cozy winters beat a fancy gate any day.

You're spot on about appraisal standards lagging behind buyer preferences. Reminds me of when I installed radiant floor heating in a project—buyers were practically dancing barefoot at the open house, but the appraiser just shrugged it off. Step one: invest in cozy upgrades. Step two: watch buyers smile. Step three: brace yourself for the appraiser's poker face... Glad your buyers appreciate comfort over curb appeal; warm toes definitely trump fancy fences any day.

Yeah, appraisers tend to stick to their checklists and comps—comfort doesn't always fit neatly into their boxes. Had a similar issue with solar panels once; buyers loved the lower bills, but the appraisal barely budged. Guess some things you just gotta do for buyer smiles, not appraisal points...
