"Having it in writing tends to make them more accountable without making things awkward face-to-face..."

Totally agree with this. I've found that once you ask for specifics in writing, agents usually become way clearer about what's included. But I'm curious—has anyone here ever had an agent still try to dodge details even after you've asked for an email breakdown? I had one experience where the agent kept sending vague replies, and it took multiple follow-ups before I got a straight answer...

I had something similar happen when I was buying my first place. The agent kept giving me vague answers about closing costs and inspection fees, even after I specifically asked for a detailed breakdown in writing. At one point, I literally had to screenshot their previous email and circle the unclear parts before they finally got specific. It was frustrating, but once they realized I wasn't backing down, they finally spelled everything out clearly. Definitely taught me to be persistent...

Had a similar experience when I bought my condo. They slipped in some vague "processing fees" that nobody seemed able to explain clearly until I insisted on a detailed breakdown. Honestly, always assume there's more hiding somewhere... skepticism pays off in these situations.

Had something similar happen when I closed on my townhouse. A few hundred bucks labeled vaguely as "administrative charges." When I pressed, turns out it was mostly paperwork and courier costs—stuff you'd think would already be covered. Always worth double-checking every line item.

Curious if anyone's run into unexpected HOA fees or assessments after moving in? Seems like those can pop up outta nowhere too...

Tell me about it...a month after we moved in, HOA dropped a "special assessment" on us to repaint the clubhouse. Guess who barely knew the clubhouse existed and has still never set foot inside? Yep, yours truly.
