It’s wild how much more paperwork they want now. I’ve had clients with six-figure incomes and perfect credit still get grilled for every deposit. Honestly, I wish lenders would use a little more common sense, but it’s just not happening. Best advice I give is to over-prepare—bank statements, tax returns, even client contracts if you have them. It’s a pain, but it does speed things up. The hoops are annoying, but fighting it just drags things out.

Yeah, it’s like they think we’re hiding gold bars under the mattress or something. I get why lenders are cautious, but sometimes it feels over the top. Last time I applied, they wanted explanations for transfers between my own accounts… wild. Over-prepping is annoying but definitely saves headaches later.

Yeah, that part always gets me too. I had to dig up a year-old Venmo transfer just to prove it wasn’t some secret stash. It’s a pain, but honestly, I’ve seen deals fall apart over tiny unexplained deposits. Lenders are just super risk-averse these days... can’t say I blame them, but it does feel like overkill sometimes.

Isn’t it kind of weird that they treat every little transfer like it’s some big red flag? I get wanting to be thorough, but at what point does it just become nitpicking? Has anyone actually had a lender walk away just because of a small, unexplained deposit?

Honestly, I’ve wondered the same thing. When I refinanced last year, they grilled me about a $200 Venmo from my sister—like, c’mon, it was for concert tickets, not some secret offshore account. I get that they have to follow rules, but sometimes it feels like they’re just looking for reasons to say no. It’s not like every random deposit is a money-laundering scheme. I think they could ease up a bit, especially for self-employed folks who don’t always have “normal” looking bank statements.
