Honestly, I hear you—those requests for “just one more doc” get old fast. I’ve found that a quick checklist in the notes app works for most stuff, but yeah, sometimes something slips. If you’re juggling multiple lenders or properties, a basic spreadsheet helps keep it all straight. Binders just seem like too much unless you’re super paper-focused. The key is to save everything as you go, even if you think you won’t need it... because they’ll ask eventually.

I get what you’re saying about the docs—sometimes it feels like they’re just making up new forms as they go. I swear, every time I think I’ve sent the last thing, there’s another “quick request” in my inbox. I tried the spreadsheet thing too, but honestly, half the time I forget to update it and then it’s just another thing to stress about. Notes app is good for on-the-go, but then I end up with random screenshots and PDFs scattered everywhere.

Here’s the thing that gets me: if these new “no tax return” loans are supposed to make things easier for self-employed folks, why does it still feel like a scavenger hunt? Bank statements, P&Ls, letters from clients... it’s like they just swapped one pile of paperwork for another. Maybe it’s a little less invasive than handing over your entire tax history, but I’m not convinced it’s actually simpler.

I do agree about saving everything as you go, though. Learned that the hard way when I had to dig up a two-year-old 1099 at the last minute. Now I just dump everything into a cloud folder—even the stuff I think is pointless—because you never know what they’ll ask for next.

Binders are a no-go for me. I tried once and ended up with a stack of paper that just collected dust until I finally recycled it. Digital is the only way I can keep my sanity, but even then, it’s a mess sometimes.

Honestly, I’m curious if anyone’s actually had a truly “easy” experience with these no-doc or low-doc loans. The marketing makes it sound like you just show up and sign, but in reality, it feels like you’re still jumping through hoops—just different ones. Maybe I’m missing something, but I haven’t seen much of a shortcut yet...

Honestly, you nailed it—“no tax return” doesn’t mean “no paperwork.” It’s more like they just swapped out which docs they want. I’ve seen a few clients breeze through, but that’s usually when they’ve got every bank statement and P&L prepped months ahead. Most folks still end up chasing down random docs at the last minute. The process is a bit less invasive, but it’s definitely not a walk in the park yet. Digital folders help, but even then, things get messy fast...

Totally agree—“no tax return” loans sound easier, but it’s just a different flavor of paperwork. I’ve had buyers who thought skipping the tax returns would make things a breeze, then got blindsided by requests for 12 months of bank statements, letters from CPAs, or even proof of ongoing contracts. Digital folders help, but only if you’re super organized from the start. Curious—has anyone found a lender that actually makes this process straightforward, or is it always a bit of a scramble?

Couldn’t agree more. Here’s my experience in a nutshell:

- No tax returns? Cool, but get ready for a scavenger hunt of bank statements, letters, and random docs.
- Digital folders help, but only if you’re the Marie Kondo of paperwork.
- Lender “simplicity” is kind of a myth—every route has its own hoops.

At the end of the day, it’s a paperwork Olympics, just with different events. Hang in there... you’re not the only one with a desk full of mystery document requests.
