That’s the part that gets me every time. You jump through all these hoops, dig up every scrap of paperwork, and then half of it just sits there unread. I get why they need to verify stuff, but it feels like overkill for folks with non-traditional income. I’ve started keeping a running folder of docs just in case, but honestly, the process still feels stuck in the past. At least you got that lower rate—sometimes that’s the only thing that makes the hassle worth it.

Right? I swear, last time I refinanced, I practically wrote a memoir about my business income, and the underwriter only cared about two bank statements and a letter from my accountant. Makes you wonder if they just want to see if you’ll jump through the hoops. I keep a “mortgage panic” folder on my desktop now, just in case. Still, I’d trade all that for a process that actually makes sense for freelancers.

It’s wild how much paperwork gets tossed around, but in the end, they just want a couple of docs and maybe a letter. I’ve seen clients spend hours digging up every invoice from the past two years, only for the lender to skim right past it. Honestly, half the time I wonder if the process is more about testing patience than actually verifying income. The “mortgage panic” folder is a real thing—I’ve got one too, just in case someone asks for something totally random at the last minute.

- That “mortgage panic” folder is basically my digital security blanket. I swear, every time I think I’ve sent the last document, they come back with, “Actually, can you dig up that one random utility bill from February 2022?”
- I get why they need to check stuff, but sometimes it feels like a scavenger hunt where the rules change halfway through.
- When I refinanced last year, they asked for two years of bank statements, then barely glanced at them. Meanwhile, my friend just needed a profit & loss and a letter from her accountant. No rhyme or reason.
- The new no-tax-return loans sound promising, but part of me wonders if they’ll just invent new hoops to jump through. Maybe instead of tax returns, it’ll be “please upload a video of your workspace and three references from your plants.”
- At this point, I just keep everything in a folder labeled “For Mortgage People Who May Or May Not Need This Someday.”

It’s a circus, but at least we’re all in it together...

That line cracked me up because it’s honestly not far off. Last year, I had a lender ask for a signed letter from my CPA, then circled back two weeks later wanting “proof of ongoing business activity”—which apparently meant screenshots of my project management dashboard. I get the need for due diligence, but sometimes it feels like they’re just making it up as they go. I’m cautiously optimistic about these no-tax-return loans, but yeah... wouldn’t be shocked if they just swap one weird requirement for another.
