- Totally get what you’re saying. I’ve noticed some lenders just don’t “get” freelance income, even if it’s all traceable.
- Did you ever try showing contracts or client invoices, or did they just want tax docs?
- Curious if anyone’s had luck with online-only lenders—maybe they’re a bit more flexible?
- It’s weird how one officer might greenlight the same docs another rejects... makes me wonder if there’s any real standard.

Honestly, it drives me nuts how inconsistent the process is. I’ve seen folks get approved with just bank statements, while others get grilled for every penny—even with contracts and invoices. Online lenders can be hit or miss too; some are surprisingly rigid. It’s like there’s no playbook, just whatever mood the underwriter’s in that day... Hang in there, though—it really does come down to finding that one person who “gets” your situation.

Yeah, it’s wild how much it depends on who’s looking at your file. I’ve had clients with solid income get stuck for weeks over tiny details, while others breeze through. It’s risky to assume anything—always have extra docs ready, just in case.

Honestly, I get where you’re coming from, but I’ve found that over-prepping can sometimes backfire too. I’ve seen underwriters get bogged down in extra paperwork that wasn’t even needed, and then they start asking more questions. Sometimes less is more, as long as you’ve got the essentials covered. Just my two cents.

That’s a fair point—too much documentation can definitely raise more eyebrows than it soothes. I’ve had an underwriter once latch onto a random invoice from my “just in case” pile, and it turned into a whole side investigation about my side gigs. Still, I wonder if there’s a sweet spot? Like, how do you decide what’s “essential” when every lender seems to want something different? It feels like the line shifts depending on who’s reviewing your file...
