Definitely smart to run those worst-case scenarios first. Had a client once who tapped equity without factoring in market shifts, and when property values dipped, refinancing later was a nightmare... planning ahead like you did can save a lot of headaches down the road.

- Honestly, I wouldn't rely too heavily on appraisal accuracy—seen way too many swings to trust them fully.
- Had one appraisal come in nearly 20% lower than expected last year. Market was hot, comps looked solid, but the appraiser had a totally different perspective. Had to challenge it and eventually got it adjusted upward, but still...
- Setting aside 10-15% might feel safe, but in my experience, even that's not always enough cushion if the market suddenly shifts.
- I prefer a more conservative buffer, closer to 20%, just to sleep easier at night. Maybe it's overly cautious, but after getting burned once or twice, skepticism becomes second nature.
- Glad your numbers worked out though—always nice when the appraisal gods smile on you for a change.
