I once had a deal where the seller swore up and down there were no drainage issues, but the neighbor across the street just casually dropped how the yard turns into a swamp every spring... saved my client from a real headache.

Sounds like you've got your bases covered pretty well now though. Honestly, you can chase details forever and still miss something, so having a solid checklist and knowing when to trust your gut is key. Couldn't agree more. When I bought my first place, I thought I'd covered everything—inspections, paperwork, the whole nine yards. But literally a week after moving in, I discovered the previous owner had "fixed" a leaky pipe with duct tape. Duct tape! Learned pretty quick that no checklist catches everything... sometimes you just gotta roll with it and keep some extra cash handy for surprises.

Haha, duct tape is basically my spirit animal at this point... reminds me of when I renovated a property last year. Thought I'd budgeted everything perfectly, then bam—hidden water damage behind the drywall. Cue emergency funds and late-night YouTube DIY sessions. Always something, right?

Haha, duct tape really does save the day sometimes. Your story brings me right back to a similar situation a few years ago—had a client who thought they'd scored the perfect fixer-upper. Inspection looked good, numbers lined up, but first weekend into demo they found termite damage that had been cleverly hidden behind wallpaper. Talk about a gut punch... They ended up pulling some late nights too, and while it wasn't exactly fun at the time, they learned a ton and eventually turned a decent profit.

Seems like every renovation has its own surprise waiting in the wings. You handled yours well though—knowing when to DIY and when it's time to call in backup makes all the difference. It's all part of the game...and hey, now you've got another good story for gatherings around the grill, right?
