I hear where you’re coming from, but I gotta say my refi process was a lot more drawn out. It felt like every week they wanted another document or some kind of update—almost like they were just finding reasons to stall. Maybe it depends on the underwriter or the day of the week, who knows. I get the need for caution, but sometimes it’s just exhausting... especially if your situation isn’t changing, you know? It’s not always a quick fix with just one form.

- Curious, did your lender ask for extra proof of visa status or job stability? That’s been a big sticking point for some of my clients lately...

Lately, I’ve noticed H1-B borrowers getting even more document requests, especially around employment verification.

Yeah, I've been seeing the same thing on my end. Had a couple buyers last month who were floored by how much paperwork the bank wanted—felt like every week there was something new. Sort of feels like lenders are just covering themselves with all the changing rules lately.

Honestly, one guy almost pulled out because they wanted updated pay stubs twice in the same month, plus a letter from his employer confirming he was still needed after his current project wraps up. That’s a new level of scrutiny compared to even last year.

I’m curious though—has anyone seen issues crop up *after* closing? Like banks circling back if there’s any change in visa status or job situation? I’ve heard rumors but haven’t had it happen directly... just wondering if this is actually happening or just lender paranoia.

- Been through this a few times lately. Lenders are definitely tightening up on H1-B borrowers—seen requests for updated employment letters, even mid-process, which never used to happen.
- Had a deal last quarter where the underwriter wanted proof of continued employment *after* closing. Buyer had to send in a new contract extension two weeks post-close. That was a first for me.
- Haven’t personally seen banks try to claw anything back or call the loan due just because someone’s visa status changed after closing, but I’ve heard stories from colleagues about lenders checking in if they catch wind of layoffs or visa issues.
- Feels like everyone’s just nervous with all the policy noise. Not sure if it’s actual risk or just lenders covering their bases, but it’s definitely making things harder for buyers on work visas.
- At this point, I tell clients to expect more hoops and have backup docs ready. The process is just not as straightforward as it used to be...
