KNOCKED YEARS OFF MY MORTGAGE BY REFINANCING - ANYONE ELSE DO THIS?
Funny, I tried to recast a few years back after getting a bonus at work, thinking it’d be a breeze. Nope - ended up buried in forms and waiting for random approvals. Meanwhile, my neighbor refi’d around the same time and wrapped it up in like three weeks. I get why banks love refinancing, but man, you’d think recasting would be less of a hassle since you’re just paying them more money upfront. Guess that’s not where the big profits are...
Yeah, recasting always sounds simple on paper but in practice, banks just don’t prioritize it. They make way more off a refi - origination fees, closing costs, all that. With recasting, you’re right, you’re just handing them cash and asking for a smaller payment. Not much in it for them. I’ve seen clients get stuck in paperwork limbo too. Honestly, if you’re looking to actually shorten the loan term or lock in a lower rate, refi usually makes more sense... even if it’s a hassle upfront.
Yeah, totally agree - banks drag their feet on recasting because there’s just not much in it for them. I looked into it once and got buried in forms. At least with a refi, you know what you’re getting into, even if the fees sting. Still, I always wonder if the break-even point is worth it unless you plan to stay put for a while. Sometimes the math just doesn’t work out as clean as people think...

Can’t argue with the math headaches, but here’s a twist - sometimes the break-even isn’t just about years in the house. I’ve seen folks refi just to ditch PMI or switch to a fixed rate, and even if they moved a couple years later, they still came out ahead. Not saying it’s always a slam dunk, but sometimes the hidden perks make up for the paperwork slog. And hey, at least the refi forms don’t ask for your blood type... yet.
Totally get what you mean about the math - sometimes it feels like a shot in the dark. I’ve watched people refi just to grab a lower rate, then life threw them a curveball and they moved anyway. Still, a couple grand saved is nothing to sneeze at, even if it’s not the “perfect” scenario. And yeah, if they ever ask for a DNA sample, I’m out...
