That’s been my vibe too. Sometimes I feel like I’m haggling at a flea market—except instead of a cool lamp, it’s just “processing fees” and “document prep.” Had a lender once who acted like their fees were set in stone, even though the next guy down the street dropped his by $400 after I blinked at him. Guess it’s all about finding the right mix of stubborn and desperate... or maybe just luck?

Yeah, I’ve seen that too—just because a place is “local” doesn’t always mean you’re getting better service or more flexibility. Some lenders really do stick to their fee sheets no matter what, while others are suddenly willing to negotiate if you push back a little. It’s tricky, though, because chasing the lowest fee can sometimes mean missing details in the fine print. I usually tell folks to get everything in writing and compare the full loan estimates side by side. There’s always some give and take, but transparency isn’t guaranteed just because you’re dealing with a smaller shop.

Honestly, I’ve seen “local experts” in Dallas who are just as rigid as the big banks. Sometimes the smaller guys actually tack on more random fees because they assume you won’t notice. I’d say don’t get too caught up in the local angle—dig into those disclosures, no matter who you’re dealing with.

That’s interesting—I've run into the same thing with “local” lenders adding weird processing fees or “consultation” charges that weren’t obvious up front. Makes me wonder, has anyone actually found a local expert in Dallas who was genuinely more transparent or flexible than the big banks? Or is it just marketing spin most of the time? I’m all for supporting local, but only if there’s a real benefit.

I’ve seen this too—some local lenders talk a big game about “personal touch” but then sneak in extra fees that make you wonder if you’re actually saving anything. That said, I did work with a smaller credit union out in Plano once and they were upfront about every cost, no surprises. Maybe it’s hit or miss? I always tell folks to ask for a full fee sheet before signing anything... sometimes the “consultation” is just code for “we want your money.”
