Credit score flexibility is a mixed bag, honestly. I’ve seen local lenders bend over backwards for folks with “character” credit (read: not perfect), but I’ve also had national outfits surprise me with decent offers if you catch them on a promo run. Sometimes it just boils down to who’s hungriest for your business that month. Had one deal where the local guy was actually stricter—go figure.

That’s actually pretty spot-on. I’ve had clients get better rates from big banks than the local shops more than once, which always surprises them. It’s not always about “local means flexible”—sometimes those smaller lenders have tighter guidelines because they’re protecting their own books. Ever notice how some credit unions are even pickier? Funny you mention credit unions being pickier—I’ve actually seen the opposite a couple times, where they bent over backwards for longtime members. But yeah, the “local = flexible” thing isn’t always true. Sometimes the bigger banks just have more wiggle room because they’re moving so much volume. Timing’s everything, though... rates can flip fast.

That’s been my experience too—everyone talks up credit unions, but when I refinanced last year, the big banks actually gave me a better deal and moved way faster. I guess it really depends on your timing and relationship with them. Rates change on a dime, and sometimes you just gotta jump when the numbers look good.
