Funny you mention the pens - I’ve got a whole stash too, and half don’t even work. About those fees, have you ever tried asking for a breakdown before you get to the closing table? Sometimes lenders will send you a Loan Estimate early, but it’s not always super clear. I’ve noticed some folks just accept “standard” charges without pushing back. Do you think it’s worth negotiating those, or is that just wishful thinking? I’ve seen a few clients shave off junk fees just by questioning them, but maybe it depends on the lender’s mood that day...

I’ve definitely pushed back on some of those “standard” fees - sometimes they’ll budge, sometimes they won’t. It’s wild how much is negotiable if you just ask. I’m always a little paranoid about hidden costs, though. Has anyone ever had a lender actually drop something major, or is it usually just the small stuff?

I’ve seen lenders drop appraisal fees or even waive origination charges, but it’s not super common. Usually, it’s the smaller admin or processing fees that are more flexible. Still, it never hurts to ask - sometimes they’ll surprise you. Hidden costs are a pain, though... always double-check that loan estimate.

When I started shopping around, I noticed lenders were pretty firm on the big-ticket fees, like origination and appraisal, but they’d sometimes budge on things like credit report or flood cert charges. I guess it depends who you’re dealing with and how competitive the market is at the moment.

I’m curious if anyone’s actually managed to get an appraisal fee waived lately in Dallas? Every lender I talked to said that was “non-negotiable,” but maybe I just didn’t push hard enough. Also, has anyone run into any weird or unexpected costs after getting their initial loan estimate? I keep hearing about “junk fees” popping up at closing, and honestly, that kind of stuff makes me nervous. It feels like you have to read every line twice just to be sure you’re not missing something...

- Haven’t seen anyone get the appraisal fee dropped in Dallas lately either - tried with three lenders and they all said “no way.”
- Did run into a weird “document prep” charge at closing that wasn’t on my first estimate. Had to call them out and they removed it, but yeah, you really do have to comb through every line.
- My advice: double-check the final disclosure against your initial estimate. They’ll sneak stuff in if you’re not watching.
