I get what you’re saying, but I’ve actually had the opposite happen with some of the bigger banks in Dallas. Even after asking for documentation, they just repeated the same vague explanations about “standard fees.” Maybe it’s a luck-of-the-draw thing? I do agree that smaller lenders seem more willing to break things down, but I still double-check everything - sometimes even legit fees are higher than they should be. Just feels like you can’t be too careful when every dollar counts.

Yeah, I totally get that “standard fees” runaround. It’s like they’re reading from a script or something. I swear, I needed a decoder ring just to figure out my closing costs. At this point, I’m half convinced they just make up numbers for fun.

Man, I hear you. When I refinanced last year, I swear the “standard fees” changed every time I asked for a breakdown. One guy even tried to explain an “admin processing fee” like it was some ancient mortgage tradition. I get that there are real costs, but sometimes it feels like they’re just tossing darts at a board.

Yeah, those “admin processing fees” always crack me up. Who’s actually doing this mysterious admin work? I get that there are legit costs - title, appraisal, all that - but sometimes it feels like they’re just making up new names to see if you’ll notice. Ever try asking for a full itemized list and watch them squirm?

Haha, I’ve seen that happen more than once. You’re right, some of those “admin” fees are just...creative. There are legit costs, but sometimes it feels like they’re just tossing in random line items to see if anyone’s paying attention. Honestly, asking for an itemized breakdown is always a smart move. If they can’t explain it clearly, that’s a red flag. Not every fee is bogus, but you shouldn’t feel weird about questioning them either.
