Totally get where you're coming from about those online portals. Here’s what’s worked for me, just to add to your point:

- Double-checking the “estimated closing costs” section—some sites bury random processing fees way down there.
- Had a lender once tack on a $400 “courier fee.” I mean... what are they couriering, my patience?
- I do like being able to walk into a local office if something feels off. At least you can look someone in the eye and get a straight answer.
- That said, sometimes the local guys aren’t always as transparent either. I’ve had one try to gloss over the origination fee until I asked directly.

It’s definitely a trade-off. Online rates can look shiny, but peace of mind counts for a lot. Sounds like you’re doing all the right things by reading every line. It’s a hassle, but it’s worth it in the end.

Totally agree—those “estimated” costs can be a minefield. I’ve seen lenders sneak in things like “document prep” or “processing” fees that aren’t obvious at first glance. One thing I always tell folks: ask for a Loan Estimate early and compare it line by line with the Closing Disclosure. Sometimes the numbers shift, and not always in your favor.

Also, don’t forget to check if there’s a prepayment penalty lurking in the fine print. Not super common these days, but it still pops up now and then. And yeah, local offices can be hit or miss... had one guy try to upsell me on insurance I didn’t need. Just goes to show, whether it’s online or in-person, you really have to stay sharp.

Yeah, those random fees sneak up on you if you’re not careful. I remember thinking I was getting a great deal, then the “processing” and “courier” charges showed up last minute... like, what even is a courier fee in 2024? I totally second comparing the Loan Estimate to the Closing Disclosure—caught a $250 difference on my last refi that way. Not huge, but hey, every bit helps.

Prepayment penalties are wild too. My buddy almost signed with a lender who had one buried in the paperwork—he didn’t even catch it until I mentioned it. Makes me wonder how many people just miss that stuff.

I’ve noticed some local places try to tack on “convenience” add-ons or push their own insurance, which feels kinda shady. Online lenders aren’t perfect either, but at least you can shop around without someone breathing down your neck. In the end, it’s all about reading everything twice and not being afraid to ask dumb questions... learned that the hard way.

You nailed it—those sneaky fees can really add up if you’re not watching closely. I’ve seen “courier” charges pop up on digital-only deals, which makes zero sense. Reading every line, even the boring fine print, is honestly the best move. It’s wild how easy it is to overlook prepayment penalties too... lenders don’t exactly make those obvious. Double-checking everything isn’t being paranoid—it’s just smart.

Yeah, those little charges sneak up on you. When I was going through my first round of paperwork, I spotted a “processing fee” that was almost $400—no clue what that even covered. I kept asking questions until they finally just knocked it off the estimate, which made me wonder how many people just pay it without noticing. I’m with you on prepayment penalties too... I nearly missed one buried in the middle of a 40-page doc. Makes you wonder if there are other “standard” fees we should always challenge or negotiate, or if some are just baked in no matter what. Has anyone had luck getting anything else waived or reduced?
