I’m glad you mentioned the Loan Estimate vs. Closing Disclosure thing - honestly, I almost missed a weird “processing” fee that popped up last minute. - Totally agree, some of those fees just seem to appear out of nowhere.
- I actually questioned a “document prep” fee and they dropped it by half - so it’s not always wishful thinking.
- Not everything is negotiable, but if you push back (nicely), sometimes they’ll budge, especially on the smaller stuff.
- Comparing the Loan Estimate and Closing Disclosure side by side helped me catch a “courier fee” that wasn’t even used. They took it off after I asked.
- It does feel like a game sometimes... but being detail-oriented pays off.

One trick that helps: ask for a detailed breakdown on anything you don’t recognize. Sometimes they’ll shave off a fee or two without much fuss, especially if you’re polite but persistent. It’s not always about the big-ticket items either... those little $30 or $50 fees add up fast. Double-check everything - sometimes all it takes is asking, “What’s this for?” and suddenly it disappears.

I do get that some fees probably cover legit admin work, but half the time it feels like they’re just hoping nobody notices. Maybe it’s because the whole process is so overwhelming - by the time you’re at the closing table, you’re exhausted and just want it over with.
