Yeah, financing definitely complicates things. Had a similar hiccup with an unpermitted sunroom—lender got picky, delayed closing nearly a month. Cash buyers rarely sweat those details, but banks... whole different story.

Yeah, lenders can be sticklers about permits. Had a deal stall out once because the garage conversion wasn't permitted—bank wouldn't budge until it was sorted. Cash buyers usually shrug it off, but financing... always a wildcard.

Had a similar hiccup when refinancing last year. Appraiser flagged our sunroom addition because the previous owner never got permits. Thought it'd be a quick fix, but nope... had to jump through hoops with the city for weeks. Lenders definitely don't mess around with permits, especially when refinancing. Cash buyers have it easy in comparison, haha.

Had a client run into almost the exact same issue last month—except theirs was a garage conversion turned into a guest suite. They thought it was all good to go until the appraiser came knocking and asked for permits. Cue the panic! 😂

Honestly, lenders are sticklers about permits because they're trying to protect their investment. Can't really blame them, but man, it can feel like they're just out to make life difficult sometimes. Cash buyers definitely have fewer hoops to jump through, but then again, they don't get to experience the thrill of chasing down city officials and navigating bureaucratic mazes... where's the fun in that?

On a serious note though, it's always a good idea to double-check permits before refinancing or even buying. I've seen deals delayed or even fall apart completely because of permit issues. And cities aren't exactly known for their speedy responses, right? I once had a client waiting nearly two months just to get a simple deck addition cleared up. Two months! At that point, you start wondering if carrier pigeons might be faster than city hall emails.

Anyway, glad you got yours sorted eventually. It's always a relief when the paperwork finally lines up and you can move forward without losing your sanity (or at least what's left of it).

Yeah, permits are definitely a headache. Had a similar issue with a basement suite—city took forever to approve. Curious though, anyone had luck appealing property tax assessments after permit-related value increases? Seems like another bureaucratic maze...
