Couldn't agree more about prepping ahead. When I first bought my place, I underestimated how much paperwork would pile up—ended up scrambling at the last minute to find everything. Lesson learned the hard way. Now, I keep digital copies of everything important, neatly labeled and backed up in the cloud. Makes things like refinancing or disputing property tax assessments way less stressful.

One thing I'd add is to keep an eye on deadlines. Some counties have strict appeal windows for property tax assessments, and missing those can cost you big time. Also, don't assume your county's website has all the latest info—I've found discrepancies before, so calling directly can save headaches later.

Definitely smart to digitize everything, but I'd also suggest keeping a physical backup of key docs—just in case. Cloud storage is great until you lose access or there's some weird glitch. I keep a small binder with property deeds, tax assessments, and insurance papers clearly organized by year. Saved me big-time when my internet went down right before a deadline... better safe than sorry, right?

Exactly. Learned this the hard way when refinancing last year—my cloud folder suddenly wouldn't open, and I was scrambling for my tax docs. Now I keep a physical copy handy too... lesson learned.

Been there too... had a client last spring who ran into something similar. We were finalizing their closing, and suddenly their cloud account locked them out due to some random security update. Luckily, they'd emailed me copies earlier, but it was definitely a stressful afternoon for everyone involved. Now I always suggest clients keep both digital and physical backups handy—just in case technology decides to get moody on closing day.
