Honestly, same here. I always tell people: if you see a fee that sounds like it was made up during a lunch break—like “document handling surcharge”—just ask what it’s for. If the person on the other end starts giving you the “uhhh” treatment, that’s your cue to dig deeper. Sometimes it’s legit, sometimes it’s just... creative accounting. My rule of thumb: if you can’t explain it to your grandma, it probably needs a better explanation.

Totally get you on the “uhhh” treatment. Here’s my take:

- If they can’t explain the “processing fee” without sounding like they just made it up, I’m out.

— Love this. Grandma deserves answers too.
- Honestly, half these fees sound like someone lost a bet at the office and had to name them.

Stick to your gut. If it smells fishy, it probably is.

Couldn’t agree more about the “if you can’t explain it to your grandma” rule. I’ve been through a few home loans now, and honestly, the number of random fees is wild. Here’s what’s worked for me:

- Ask for a full breakdown, in writing. If they dodge or get vague, that’s a red flag.
- Some legit fees do exist, but if you see something like “document prep” and it’s $400? Push back.
- Had a lender once try to charge me for “courier services”—in 2023. Nope.

Gut checks matter, but sometimes it’s just about asking the awkward questions until you get a straight answer.

Totally agree on the “document prep” nonsense—had one lender try to sneak in a $350 “processing” fee, and when I asked what it was for, they just said “standard procedure.” I walked. Has anyone ever actually gotten a lender to drop a fee after pushing back, or do they just dig in?

Man, the “processing fee” dance is just wild sometimes. I swear some lenders just have a big wheel in the back office labeled “Random Charges” and spin it for each new customer. Last year, I had one try to slap on a $450 “courier fee”—for documents they emailed me. When I asked if the courier was a carrier pigeon with a golden satchel, they got all flustered and suddenly it became “negotiable.” Go figure.

Honestly, I’ve found that if you push back—especially if you’ve got a couple other offers in your pocket—they’ll often budge or at least “review” the fees. Not always, though. Some just dig in and act like you’re asking them to break the law by waiving $100 off “admin” costs. At that point, I just walk. There’s always another lender out there who wants your business more than they want their mysterious document fees.
