Yeah, I’ve seen both sides of this. Sometimes it’s smooth sailing if your paperwork lines up, but I’ve also had deals where the underwriter wanted to see every single bank statement and gift letter, even when the funds were clearly from family. It really depends on the lender and how strict their process is. Ever notice how some seem to go looking for problems? I always tell people to over-document—makes life easier if they start asking questions.

I totally get what you mean about over-documenting. When I bought my place with help from my parents, I thought it’d be straightforward since the money was all in the family. Nope. The lender wanted to see not just the gift letter, but every single transfer, plus statements from both my account and my parents’ for months. It felt like they were digging for a reason to slow things down, honestly.

What’s wild is my friend did something similar with a different lender and barely had to show anything beyond a basic letter. Makes you wonder if some underwriters are just more paranoid or maybe they’re just bored and looking for something to flag. Either way, I started keeping a folder with every possible document, just in case. It’s a pain, but at least it kept things from dragging out even longer.

Still, I wish there was more consistency. Sometimes it feels like you’re jumping through hoops for no real reason...

But the lender wanted a paper trail for every cent—like, they even asked for a screenshot of his account showing the transfer. At one point, I half-joked that they probably wanted to see our family group chat too.

I get why they’re cautious, but it does feel like some underwriters are just way more intense than others. My neighbor went through a different bank and barely had to show anything—just a signed letter and that was it. Makes you wonder if it’s just luck of the draw or if some lenders are stricter depending on the day.

Keeping a folder with everything is smart though. I started doing that after my first go-around and it saved me a ton of stress later. It’s annoying, but at least you’re not scrambling when they ask for something random out of nowhere. Still, you’d think there’d be some kind of standard process by now...

Honestly, it does feel like overkill sometimes. I get the need for anti-fraud stuff, but the inconsistency is what gets me. One friend had to provide a notarized gift letter and three months of statements, while another just needed a quick email. It’s not just luck—some lenders are way more by-the-book than others, and it can depend on the underwriter’s mood or even the loan type. Keeping receipts for everything is a pain, but yeah, it’s saved me more than once. Still wild there’s no real standard across the board...

- Lenders are all over the place—some want every scrap of paper, others barely glance at your docs. It’s not just you.
- Keeping every receipt and email is a pain, but it’s saved my skin more than once too. I’ve had underwriters ask for stuff months after I thought we were done.
- It’s frustrating, but you’re not alone. The lack of a real standard is wild, but at least being over-prepared means fewer surprises down the line.
- Hang in there... it’s annoying, but it does pay off when things finally go through.
