Couldn't agree more. When we bought our second home, we thought we knew the ropes and skipped pre-approval at first. Big mistake...ended up scrambling when the seller asked for proof of financing. Lesson learned the hard way. Curious though, has anyone here successfully negotiated with a seller to hold off while getting pre-approved, or is that usually a deal-breaker?

Actually, I've seen it go both ways. Sure, pre-approval smooths things out, but I've had clients successfully negotiate a short window to get financing sorted. Sellers can be flexible if they sense you're serious...depends on the market and how motivated they are.

Yeah, good point—when we bought our place, we weren't pre-approved yet but managed to swing a short financing window. I guess it really depends on how eager the seller is and how competitive things are in your area...

I get what you're saying, but isn't it risky to rely on the seller's eagerness? Sure, sometimes you luck out and they're flexible, but what if another buyer comes along already pre-approved? I've seen deals fall apart at the last minute because financing wasn't lined up. Have you considered at least getting a quick pre-qualification done online? Usually takes less than half an hour and can save you from missing out on something you really want...

Totally agree on this. When I started house hunting, I figured I'd just wing it too, thinking pre-approval was just extra paperwork. But after missing out on a place I really loved because another buyer had financing ready, I quickly learned my lesson. Sellers often prefer certainty over promises—even if you're super enthusiastic. Plus, having pre-approval actually helped me negotiate better terms later on because the seller took me seriously from the start. It's definitely worth the minimal effort upfront to avoid heartbreak later...
