Totally get where you're coming from, but sometimes being overly cautious can backfire too. Lost out on a great place once because I took too long grilling inspectors... balance is key, I guess.

Honestly, I think there's always gonna be some uncertainty no matter how prepared you are. The best you can do is trust your research, set clear limits on what you're comfortable with financially, and then just accept that a little risk is part of the deal. Sounds like you handled your refinance pretty well in the end, though... good job locking in that rate.

I feel you on the uncertainty thing—no matter how many spreadsheets I make (and trust me, there were MANY), there's always that nagging feeling that I'm missing something. When we found our current home, I wasn't even pre-approved yet. Talk about stress... I spent a frantic weekend getting all my paperwork together, convinced someone else would swoop in and grab it. Luckily, things worked out, but lesson learned: now I'd never go house hunting without at least having a pre-approval letter in hand. It just takes off some of the pressure when you're already juggling a million other details. Totally agree about setting clear financial limits too—knowing your absolute max helps keep emotions in check when things get competitive. Glad your refinance worked out smoothly though, locking in a good rate is half the battle these days.
