Honestly, I’m not totally convinced pre-approval is always necessary, especially if you’re just starting out. I’ve talked to a few agents who said sellers sometimes don’t even care unless there are a bunch of offers. Pre-qual got me in the door for showings, and I didn’t feel like I was missing out. Maybe it’s different in crazy markets, but for me, the extra paperwork felt like overkill at first. Maybe I’ll regret it down the line, but right now, I’m more focused on actually finding a place that isn’t falling apart...

That said, if your market isn’t super competitive right now, maybe it’s not as big of a deal. But I always wonder—if you do find “the one” unexpectedly, would you be ready to move fast? Or would the extra paperwork slow you down at the worst possible moment? Just curious if that’s something you’ve thought about or if your agent has mentioned any recent situations where it made a difference.

That’s exactly what kept me up at night when I was house hunting. I mean, I’m all for avoiding paperwork (who isn’t?), but my luck is usually that as soon as I get lazy, that’s when the perfect place pops up and someone else swoops in with their pre-approval flex. Has anyone here actually had a seller or agent care about the difference, though? Or is it mostly just a “nice to have” until things get competitive?

Also, does anyone else feel like pre-approval is just a sneaky way for lenders to peek at your credit score early? I swear, every time I apply for anything, my credit gets more attention than my dog when there’s food on the table. Just curious if anyone’s seen their score take a hit from shopping around for pre-approvals, or if that’s just another homebuying myth...
