Honestly, you’re spot on about the supply issue. I see a lot of buyers blaming investors, but in my day-to-day, it’s mostly just regular folks getting outbid by other regular folks. Sure, there are some cash offers from LLCs here and there, but they’re not the main reason prices are so high in most neighborhoods.

Permitting delays and zoning headaches are a huge part of the problem. Builders want to put up more homes, but they’re stuck waiting months—sometimes longer—just to get started. Even when they do get the green light, material costs and labor shortages slow everything down. I’ve had clients lose out on new builds because the timeline just kept slipping.

Even if you banned every corporate investor tomorrow, you’d still have too many buyers chasing too few homes. Until we actually build more, I don’t see prices coming down in any meaningful way. It’s frustrating, but that’s the reality right now.

Yeah, I hear you. The supply side is a mess right now and it’s not just the big investors causing pain. Even as someone who does this for a living, I’m seeing regular buyers get squeezed out by delays and crazy costs. Banning corporate buyers might make headlines, but it’s not gonna fix the root issues overnight. Hang in there—hoping things loosen up eventually, but I’m not holding my breath either.

Honestly, I’m not convinced banning corporate buyers is the silver bullet some folks hope for. Sure, it might ease a bit of pressure, but supply is still the elephant in the room. Last year I waited months for basic materials... that’s not Wall Street’s fault.

I get where you’re coming from—supply issues are definitely a huge factor. But I do think corporate buyers have changed the landscape, at least in my area. When I was house hunting, I kept seeing cash offers from big investment groups, and regular buyers just couldn’t compete. Even if it doesn’t fix everything, limiting that kind of competition could at least give people like me a fighting chance. Supply matters, but demand dynamics aren’t nothing.
