Counter upgrades are nice, but I'd caution against expecting small cosmetic changes alone to significantly boost appraisal values. Appraisers typically look at comparable home sales, square footage, and overall condition—not just a fresh countertop. When I refinanced, I found that structural improvements like updated HVAC or roofing had more impact on the appraisal than purely aesthetic upgrades. It might've worked for your friend, but I wouldn't count on it as a reliable strategy for ditching PMI.

Good points—I was actually thinking about updating counters myself, but now I'm reconsidering. PMI is such a pain, and I definitely don't wanna sink money into something that won't really help. Maybe I'll look into the HVAC instead...ugh, homeownership is complicated.

Have you checked your current loan-to-value ratio lately? If you're around 80%, you might be able to request PMI removal. HVAC upgrades are smart, but ditching PMI sooner frees up cash for other home improvements...or emergencies like midnight AC meltdowns.

Good point about PMI—reminds me of when I refinanced a few years back. Thought I was stuck paying mortgage insurance forever, but after checking my home's value, realized I'd crossed that 80% threshold without even noticing. Dropping PMI freed up enough cash to finally tackle the kitchen remodel I'd been putting off. HVAC upgrades are definitely worthwhile, but getting rid of PMI first can open doors you didn't even realize were closed...like finally ditching those ugly countertops.
