At Dream Home Mortgage, we’re seeing more investors and business owners explore raw land purchases, strip mall financing, and office condo loans across Texas.

One thing we consistently explain:

Land loans are structured very differently from traditional home mortgages.

Higher down payments. Different underwriting. Shorter terms. And many banks hesitate when it comes to raw land or mixed-use commercial property.

We’re curious to hear from this community:

Have you financed land in Texas recently?

What challenges did you face during approval?

Did your lender explain long-term strategy (refinance, construction conversion, cash-out options)?

What would you do differently today?

Texas continues to grow, especially around Dallas, Houston, and expanding suburban markets. Structuring financing correctly from day one can significantly impact long-term returns.

For anyone researching options, we’ve published a detailed breakdown of Texas land loans, strip mall financing, and office condo funding here:

Looking forward to hearing real experiences and insights below. Let’s discuss.

I just learned something kinda interesting today. Apparently, you don't have to build immediately after buying land—you can actually get financing specifically for just the land itself. I always assumed banks only gave loans if you were ready to build right away, but turns out there's a separate type of financing for folks who wanna buy now and build later. Seems handy if you're still figuring out your dream house plans or waiting for construction costs to chill out a bit. Anyone else heard about this or have experience with it?

Been thinking about buying a piece of undeveloped land out in the countryside, nothing huge, just a few acres to eventually build a cabin or something. But the more I look into it, the more confused I get about financing. Seems like banks aren't exactly jumping at the chance to lend money for land without a house or structure already on it. I mean, I get it—it's riskier for them—but still, there's gotta be some way people do this, right?

I've heard some folks mention credit unions or smaller local banks might be more open to it, but I'm not sure how true that is. And then there's seller financing, but that seems kinda sketchy or at least complicated. Has anyone here actually gone through this process and can share how they managed to finance their land purchase? I'm open to any tips or warnings or whatever, because right now I'm feeling pretty lost, haha.

Figured I'd share something that's been working for me lately. Instead of just making the regular monthly payments on my land loan, I've started rounding up each payment to the nearest hundred. Doesn't sound like much, but you'd be surprised how quickly it adds up. I checked the math and it shaves off quite a bit of interest in the long run. Curious if anyone else has tried similar tricks or has other ideas that worked for them?
