Couldn't agree more about flexibility. When I first started investing, I went heavy on down payments thinking I'd save big on interest. But then a killer deal popped up and... well, I was scrambling to free up cash. Lesson learned the hard way! Now I always keep some liquidity handyβ€”helps me sleep better knowing I'm ready if something unexpected (good or bad) comes along.

Totally get the peace-of-mind angle, but I still lean towards going bigger on down payments. Lower debt means better cash flow month-to-month, and refinancing later is always an option if things get tight... different strokes, I guess.
