Couldn’t agree more. I swear, every time I think I’ve caught everything, there’s some random “processing” or “review” fee tucked away. And yeah, the termite report thing is just nuts—like, are they expecting concrete-eating bugs now? I get wanting to be thorough, but sometimes it feels like they’re just inventing ways to pad the bill. I always ask for itemized breakdowns and question anything that looks off. It’s tedious but worth it if you’re watching every dollar.

That termite report line made me laugh—ran into the same thing last year on a warehouse deal in Dallas. The lender’s checklist was longer than my arm, and half of it felt like busywork. I remember getting dinged for a “document courier fee” even though everything was digital. When I pushed back, they dropped it right away, which tells you how arbitrary some of these charges are.

I’ve started making a habit of sitting down with the title company before closing and going through every line item, even if it means dragging things out an extra day or two. It’s saved me from a few surprises, but yeah, it’s a slog. Sometimes I wonder if they’re hoping folks just get overwhelmed and stop asking questions.

One thing that helped me: keeping a spreadsheet of all the fees I’ve seen across different deals. Patterns start to emerge—some lenders or title companies are way worse than others. Not perfect, but at least it gives me some ammo when I push back on nonsense charges.

I totally get the urge to dissect every single line item—my brain basically short-circuited when I saw how many random fees popped up during my first (and only, so far) attempt at buying. But honestly, after a certain point, I felt like I was spending more energy tracking down $30 “processing” charges than actually understanding the big picture. I mean, is it just me, or do some of these fees feel like modern art? You stare at them long enough and start questioning reality.

The spreadsheet idea is smart, but it also made me realize how much time I was sinking into chasing down pennies. I started out super vigilant, then by the end, I was just crossing my fingers and hoping the numbers didn’t jump too much from one document to the next. Maybe that’s lazy, but after three hours of reading legalese, my brain’s fried.

One thing that did help: calling out weird fees in real time—like right there on the phone with the lender. Sometimes they’d just go “oh yeah, we can waive that” without even pretending to explain it. Makes you wonder how many people just pay whatever shows up because they’re too exhausted to argue.

I guess what I’m saying is, yeah, double-checking everything is good… but at some point you gotta pick your battles. If I ever go through this again (jury’s still out), maybe I’ll just budget for “mystery nonsense” and call it a day.

That’s exactly how I felt reading through my first set of docs. I kept thinking, “Is this just how it works?” Glad to know I’m not the only one who questions those random fees. It’s weird how fast they’ll drop them if you ask.
