Has anyone else tried to get a commercial loan in Texas and felt completely lost?

I keep seeing different answers about down payments, interest rates, construction loan terms, and what lenders actually care about. Some say credit matters a lot, others say the property income matters more. Then construction loans seem even more complicated because rates, draws, permits, and timelines all affect approval.

It feels like buying or building commercial property is possible, but only if someone explains the numbers clearly before you apply.

You’re not alone—Texas commercial loans are a maze. I’ve done a few deals here and every lender seems to have their own “secret sauce.” Sometimes they care more about your credit, sometimes it’s all about the property’s cash flow. Construction loans are a whole other beast... I once had a lender change the draw schedule halfway through a project. Ever tried getting a straight answer on how much cash you’ll actually need at closing? It’s like herding cats. My advice: ask every question twice and get it in writing.

It really does feel like jumping through hoops, especially compared to residential stuff. I remember thinking I had all my numbers lined up, then the lender tossed in a last-minute “review fee” or whatever. Drives me nuts how inconsistent it all is. You’re right, getting things in writing is key—learned that the hard way once when a verbal “estimate” turned out to be way off. Just gotta keep pushing for straight answers, even if it feels like pulling teeth some days.
