I’ve had lenders act like I was asking for their secret family recipe when I questioned some of those charges.

That’s the truth. I once had a client who spotted a “processing fee” that was almost as much as their home inspection. When we pressed, the lender suddenly “found a way” to reduce it by half. Funny how that works. On the flip side, housing counselors are usually pretty upfront about what they can and can’t help with—especially on credit stuff. They don’t have any secret sauce, but at least you know what’s in the recipe.

It’s wild how some lenders can just “adjust” a fee when you push back. Makes you wonder how many people just pay without asking. I’ve had similar experiences, and it’s honestly exhausting trying to figure out what’s legit and what’s just padding. I do agree—housing counselors don’t have magic tricks, but at least you get some transparency. That’s worth a lot these days, even if they can’t fix everything.

I get what you’re saying about transparency, but I’m not convinced housing counselors always make things clearer. In my experience, they can sometimes just add another layer of “advice” that doesn’t really cut through the noise. Sure, they’ll point out the obvious fees or tell you what’s standard, but when it comes to actually negotiating with lenders or spotting the sneaky stuff, you’re still on your own most of the time.

Honestly, I’ve found that just being direct with lenders and asking for a full breakdown—then questioning every line—gets better results. Maybe it’s because I’ve done this a lot, but I’ve seen more movement from lenders when they know you’re not just going to roll over. Do counselors really have any leverage beyond telling you what’s “normal”? Not sure I buy that they’re always worth the time unless you’re totally new to the process.

Anyone else feel like half these fees are just made up on the spot? Sometimes it feels like a game of chicken to see who blinks first...

Fees really do feel like they’re plucked out of thin air sometimes... I’ve seen clients bring me estimates with “processing” and “miscellaneous” charges that make zero sense. I get where you’re coming from about counselors—some are just reading off a script. That said, I’ve had a couple of first-time buyers who got their credit sorted out with a counselor’s help, which actually made the loan process smoother for them. But when it comes to pushing back on lender fees, nothing beats just being persistent and asking pointed questions. Sometimes, you gotta play hardball or the fees just stack up.

I’ve had mixed experiences with counselors, honestly. A couple of my buyers got a lot out of it, but I’ve also seen folks get generic advice that didn’t really move the needle. When it comes to those random fees, though, I’m with you—one time I called out a “courier fee” on a digital file and magically, it disappeared. Sometimes just showing you’re paying attention gets results. But yeah, not every counselor is a game-changer.
