Did you know housing counselors can help with credit issues too?

Maybe it’s just luck of the draw, but I wouldn’t say they all focus mainly on credit repair.

Yeah, I’ve seen both sides. Some counselors seem laser-focused on credit—almost like a one-trick pony—while others get into the weeds with lenders and even budget planning. Guess it depends who you get and how much you push for info. I once had a guy lay out three different mortgage products on a whiteboard, pros/cons and all... felt like Shark Tank for mortgages. Not bad for a “free” service.

That’s actually pretty solid. Some counselors really do go the extra mile—seen it myself. It’s not just about credit scores; they’ll walk you through budgeting, down payment options, even explain closing costs if you ask. Just gotta know what to push for.

Not gonna lie, I’ve had the opposite experience once or twice.

Maybe I just got unlucky, but one counselor I met was all about the numbers and didn’t really dive into the “why” behind them. Felt more like a checklist than a conversation. Guess it really depends on who you get—some are super thorough, others just stick to the basics.

I’ve seen that too—sometimes it really does come down to who you’re paired with. Some counselors are great at breaking things down, others just run through the numbers and move on. I get what you mean about it feeling like a checklist.

That’s a pretty common complaint, honestly. I’ve had clients tell me they left a session more confused than when they started, especially if the counselor didn’t explain how the numbers actually impact their options. It’s not always easy to find someone who’ll take the time to connect the dots between credit scores, budgeting, and what that means for your loan choices.

Out of curiosity, did you end up finding someone who explained things better? Or did you just figure it out on your own? Sometimes people get more out of talking to their lender or broker directly, since we’re usually knee-deep in this stuff every day. But I do think there’s value in a good counselor—just wish there was more consistency.

Ever notice if the counseling agency made a difference? Some of the bigger non-profits seem to have more training for their staff, but I’ve heard mixed reviews about the smaller outfits.

That’s frustrating, and you’re definitely not alone. It really does come down to whether the counselor is willing to connect the dots or just stick to a script. In my experience, larger agencies sometimes have more standardized training, but that doesn’t always guarantee a better experience—sometimes you get someone who’s just going through the motions. Still, even if your first session wasn’t ideal, it’s worth remembering that there are counselors out there who do take the time to explain things. Don’t let one bad meeting discourage you from seeking out another perspective.
