The inspection stuff can feel like overkill, but I guess it’s better than getting stuck with a lemon.

Yeah, the VA inspections definitely aren’t for the faint of heart. I’ve seen deals fall apart over things that wouldn’t even get a second look with a conventional loan. Still, I get why they do it—nobody wants to end up with a money pit. That said, I do wonder if they could be a little more flexible on some of the “gray area” repairs... not every old roof is a disaster waiting to happen.

The Fannie Mae update does sound promising, though. If they’re finally looking past just numbers on paper, maybe folks with less traditional backgrounds will have a fairer shot. It’s about time. The paperwork grind isn’t going anywhere, but at least there’s some hope the system’s catching up to reality.

Honestly, you nailed it about the VA inspections—they can be brutal. I’ve been through one where they flagged a tiny crack in a basement wall and the seller almost walked. But at the end of the day, it did save me from a bigger headache down the line. I do wish there was more wiggle room on stuff like older roofs or paint chips. Not every “imperfection” means disaster. The Fannie Mae changes are overdue, for sure... maybe things are finally shifting a bit for regular folks.

Totally get where you’re coming from—some of those VA requirements feel like overkill, especially for cosmetic stuff. One thing I’ve found that helps is documenting repairs and maintenance with photos and receipts before the inspection. If you can show a roof’s been maintained (even if it’s older), sometimes the appraiser will note it as “serviceable” instead of needing replacement. It’s not a guarantee, but it’s saved me some hassle.

With Fannie Mae loosening up, maybe we’ll see less nitpicking on minor issues... fingers crossed.
