Last year I bought my first home, and I thought everything was good...until the roof started leaking like 2 months later. Turns out the inspector missed some pretty obvious stuff. Has anyone else dealt with something similar? How'd you find someone reliable?

Been there myselfβ€”bought a place a few years back and found water damage behind the bathroom walls just weeks later. Inspectors can be hit or miss, honestly. Here's what worked for me:
- Asked neighbors or local FB groups for recommendations (people love sharing good/bad experiences).
- Checked reviews online but took them with a grain of salt.
- Made sure the next inspector had solid references and wasn't afraid to get dirty climbing into attics or crawl spaces.
Hang in there, it's frustrating but fixable.

Yeah, learned that the hard way myself. Had a guy recommended by my agent who completely missed a cracked foundationβ€”talk about a costly oversight. Ever since, I always ask inspectors directly if they're comfortable crawling into tight spaces and poking around thoroughly. If they hesitate or seem unsure, that's a red flag for me... Have you considered tagging along during the inspection to see how thorough they actually are?

Yeah, tagging along helped me big time. I noticed stuff the inspector glossed over and asked questions on the spot. Made me feel way more confident about what I was getting into...definitely worth the extra couple hours.

Wish I'd done that. I trusted the inspector's report too much and ended up with plumbing issues a month after moving in. Next time, definitely tagging along and asking questions directly. Lesson learned the hard way...
