I’ve actually had a broker in Dallas get a little defensive when I questioned a $25 “courier fee” that didn’t make sense. He tried to brush it off, but I just kept asking what it was for, and eventually he dropped it. Didn’t seem to hurt the deal at all—if anything, I think he realized I wasn’t going to let stuff slide. Never saw it affect my rate or approval, either. I get being worried about rocking the boat, but honestly, if a broker threatens to walk over you asking about fees, that’s probably not someone you want to work with anyway.

Maybe, but sometimes it feels like they could just quietly adjust the rate or be less responsive. Hard to know if it really doesn’t affect anything behind the scenes. I’d rather have everything in writing and compare a few options before making waves.

I ended up asking for everything in writing and then compared three different brokers. One of them did get a little cagey when I asked about fees, so I just moved on. It’s awkward, but having stuff in writing made me feel a lot better about it.

Totally get what you mean about the awkwardness. When I was house hunting, I felt like I was interrogating the brokers every time I asked about fees or rates. One guy actually started talking in circles when I asked about “origination charges”—never a good sign. Ended up feeling like I needed a decoder ring just to understand the paperwork. But yeah, having everything in writing saved me a ton of headaches later on. If they start acting weird about it, that’s usually my cue to bail.

That’s honestly the best way to put it. I’ve seen folks get tripped up by “junk fees” buried in the fine print, and when you press for details, some brokers get cagey or defensive. Not a good look. I always tell people—if someone can’t explain their own fees in plain English, that’s a red flag. Transparency shouldn’t be negotiable, but you’d be surprised how many try to dance around it. Good on you for trusting your gut and walking away when things felt off.
