Dallas Homebuyers: Don’t Pick a Mortgage Broker Until You Read This
Man, this is hitting close to home. I’ve lost count of how many times I’ve been knee-deep in a deal and suddenly there’s a “processing fee” or “admin charge” that wasn’t anywhere in the original quote. Drives me up the wall, especially when it’s a big project and those little numbers start adding up fast.
Had one closing last year where the lender tried tacking on a $450 “e-signature” fee - literally just for clicking a few boxes online. I pushed back and they acted like it was non-negotiable, but after a bit of back and forth (and threatening to walk), it magically vanished. Funny how those “mandatory” fees sometimes just disappear when you make noise about them. It’s wild.
I do think some of these fees are just padding, honestly. Not saying all lenders are shady, but there’s a difference between actual third-party costs and stuff they just make up because most folks won’t question it. I’ve noticed if you ask for an itemized breakdown and act like you’re shopping around, they’re way more likely to budge. Especially in Dallas - lots of competition out here.
One thing I learned the hard way: always get everything in writing before you get too deep. A verbal “yeah, don’t worry about that fee” means squat when it comes time to sign. Learned that lesson after a broker backtracked on a waived fee at the last minute - super awkward, but I walked because of it.
It does get tiring having to play detective on every deal, but at this point, I just assume every line item is up for debate unless it’s something like taxes or title insurance. If they can’t clearly explain what a fee covers, I figure it’s probably not necessary.
Curious if this is just a Dallas thing or if folks are seeing the same nonsense elsewhere... either way, it pays to keep your guard up.
