Here’s a thing I wish I’d known earlier—if you’re thinking about swapping your existing mortgage for a better deal under the FHA umbrella, gather all your paperwork before you even call a lender. Like, everything: pay stubs, bank statements, tax returns, that random letter from your employer. I wasted so much time digging around for docs after the process started and it just dragged everything out. Now I keep a digital folder with all the essentials ready to go. Makes the whole refi thing a lot less painful.

Anyone else have little tricks to make the process smoother? Or maybe stuff you wish you’d done differently? I’m all ears because who knows when I’ll want to do this again…

At Dream Home Mortgage, we hear this all the time: “I’m on disability, so I can’t buy a home.” That belief stops people before they even try.

Here’s what most don’t realize: FHA loans for disabled persons can be a real option. FHA loans don’t deny someone because of a disability. They focus on documented income, manageable debt, and the ability to repay a home mortgage loan. Disability income like SSDI, SSI, or VA benefits can often count if it’s expected to continue.

What makes FHA even more helpful is the lower down payment potential especially when paired with a local dream home program or other assistance. That’s why many of the best mortgage lenders for first-time buyers often start with FHA options.

It’s not automatic approval, but it’s far from impossible. If homeownership is still a goal, it may be worth looking again—because the door might be closer than it seems.

Here’s how I managed to get through the FHA loan process, step by step—maybe it’ll help someone else, or maybe you’ve got a better way? First, I made sure my credit score was at least 580 (barely made it, honestly). Then, I scraped together the 3.5% down payment. That part was rough, but doable if you’re not aiming for a mansion. Next up, I gathered all my paperwork—pay stubs, tax returns, bank statements... basically everything short of my childhood report cards.

After that, I found a lender who actually seemed to know what they were doing with FHA stuff (not all do, weirdly). The appraisal was kind of nerve-wracking because the house has to meet certain standards—my place needed a couple repairs before it passed. Once that was sorted, it was just a matter of waiting for the underwriter and signing about a million forms.

Did anyone else run into weird snags or have tips for making it smoother? I feel like there’s gotta be shortcuts or things I missed.

Programs like SAH, SHA, and TRA for veterans can fund major accessibility modifications.
I put together a simple breakdown of the main grants, who qualifies, and what the max amounts are. If you're researching options, this might help:

Here’s how H1B visa holders can get a mortgage:

Stable Employment: Lenders look for borrowers with a steady income, and H1B visa holders often work in high-paying, stable jobs in fields like tech, engineering, and finance. This makes them reliable candidates for a mortgage.

Strong Financial Standing: Many H1B visa holders have solid earnings, which is a key factor for lenders when considering mortgage applications. A strong salary can help meet the required debt-to-income ratio.

Long-Term Visa: The H1B visa is valid for up to six years, giving lenders confidence that the visa holder will remain in the U.S. long enough to manage a mortgage.

Creditworthiness: Although H1B visa holders might have a limited U.S. credit history, many lenders will accept alternative forms of credit proof, such as international credit reports or co-signers, to assess their financial stability.

Specialized Mortgage Programs: Some lenders, like Dream Home Mortgage, offer specialized mortgage solutions specifically designed for H1B visa holders. These programs are tailored to meet the unique needs of foreign nationals and help streamline the approval process.
