Wow, two inches caused all that hassle? Makes me wonder how often escrow catches stuff like this, or if it's mostly just paperwork formalities. We're house hunting now and escrow fees keep popping up—kinda feels like paying extra for peace of mind. Did anyone here skip escrow and regret it later...or is it usually worth the cost? Curious how common these small issues really are.

Escrow can feel like a pain in the neck (and wallet), but honestly, I've seen stuff way smaller than two inches cause major headaches down the line. Had a client once who skipped escrow—wanted to save a few hundred bucks, understandable—but then realized after moving in that their fence was actually built about half a foot onto the neighbor's property. Sounds minor, right? Nope. Turned into this weird neighborly cold war with lawyers involved and everything.

So yeah, escrow fees suck, and I totally get feeling like it's all just expensive paperwork. But sometimes that "peace of mind" you mentioned is worth every penny...especially when dealing with boundary lines or easements. It's not common to have big issues pop up, but when they do, man do they snowball fast. Just something to chew on while you're house hunting—good luck out there!

I get what you're saying about escrow, but honestly, sometimes it feels like just another way for someone to dip into your wallet. I mean, I totally understand the fence story—boundaries can get messy fast. Reminds me of when my cousin bought his first house. He did everything by the book, escrow and all, and still ended up with a surprise easement issue. Turns out the previous owner had casually agreed to let the neighbor use part of the driveway to access their backyard. Nothing official, just a handshake deal years ago. Escrow didn't catch it because nothing was recorded officially, and it wasn't until after he moved in that the neighbor casually mentioned it. Talk about awkward conversations...

So yeah, escrow can help catch some stuff, but it's definitely not foolproof. And when you're already stretching your budget to buy a home, every extra fee feels like salt in the wound. I'm still on the fence (no pun intended) about whether escrow is always worth it or if it's just another layer of expensive bureaucracy.

Makes me wonder though—has anyone here ever had escrow actually save them from a major headache? Or is it mostly just paying for peace of mind that might never pay off?

Escrow's definitely not bulletproof, I hear you on that. Had a client once who was super hesitant about escrow fees—thought it was just another unnecessary expense. But during closing, escrow caught a lien the seller genuinely didn't even know existed (old tax issue). Sure, it was stressful at first, but escrow saved him from inheriting someone else's headache. It's kinda like insurance—you hate paying for it until the one time you actually need it...

Totally get this analogy. I'm usually the first to question extra fees, but escrow's one thing I wouldn't skip. Peace of mind is worth a few extra bucks, especially with big purchases like property...
