Escrow accounts - better through banks or independent services?
I totally get where you’re coming from. I went with an independent escrow agent last year, mostly for the same reasons - faster responses, felt more like a real person on the other end. I did run into a snag when my seller had a lien pop up last minute. The agent didn’t have a huge back office, but she actually brought in a specialist she’d worked with before. Took an extra day or two, but she kept me in the loop the whole time, which honestly made it less stressful than when my friend’s bank just left him hanging during his closing. I still double-checked her credentials and kept every email, just in case. For me, the tradeoff was worth it, but I can see how some folks would rather have the big-bank safety net.
I get the appeal of the personal touch, but I’ve gotta admit, I’m a little wary when it comes to independent escrow agents. When I refinanced last fall, I stuck with my bank’s escrow department even though their communication was… let’s just say “glacial.” But for me, knowing there’s a whole compliance team and layers of oversight gave me some peace of mind. Maybe it’s just my luck, but I’ve heard horror stories about smaller outfits dropping the ball or disappearing when things got messy. I guess it comes down to how much risk you’re willing to tolerate versus convenience.

That’s fair, but I’ve actually seen a few independent escrow agents handle things way smoother than the big banks. Less bureaucracy, more direct answers. Sure, there’s risk if you pick someone sketchy, but a reputable independent usually has insurance and is licensed. I guess for me, the slow responses from banks can create their own kind of stress - especially when deadlines are tight. It’s a trade-off, but sometimes the “personal touch” really does mean better service.
