Escrow accounts - better through banks or independent services?
I’d rather deal with bureaucracy than mystery.
Totally get where you’re coming from. Here’s how I see it:
- Big banks = more hoops, but at least you know what you’re getting.
- Indie services can be quick, but when it comes to your money, “we’ll get back to you” just doesn’t cut it.
- I’ve had indie escrow folks ghost me on paperwork before - never again.
Waiting on hold is annoying, but peace of mind is worth it.
I hear you on the indie escrow thing - had a similar experience once and it left me pretty uneasy. Banks might be slow and a bit rigid, but at least there’s a paper trail and some accountability if things go sideways. I’d rather deal with red tape than chase down someone who suddenly stops responding. Peace of mind’s hard to put a price on, honestly.
- Been there, done that - once used an “independent” escrow guy who literally went on vacation mid-deal. No warning, just radio silence for a week.
- Banks might move at the speed of a snail on Ambien, but at least you know where your money’s sitting.
- Chasing down someone’s cousin’s friend for updates? Hard pass.
- I’ll take bureaucracy over mystery any day… even if it means more paperwork than a tax office.
Definitely relate to the pain of chasing down an “independent” escrow agent who’s suddenly off the grid. Had a similar experience a couple years back - my guy decided to take a fishing trip right in the middle of closing. Zero updates, just vanished. The stress wasn’t worth whatever time or money I thought I was saving.
Bank escrows can be slow, yeah, but at least there’s a process and some accountability. If something goes sideways, you know who to call and there’s usually a paper trail. Sure, the paperwork can feel endless and sometimes you wonder if anyone actually reads it all... but for me, that’s better than the wild west vibes from some independent outfits.
That said, I’ve heard of a few reputable independent services that run things pretty tightly - just haven’t found one myself that beats the peace of mind I get from a bank. Maybe it’s just about finding the right fit for your risk tolerance. Either way, you’re not alone in preferring bureaucracy over unpredictability.
Had a client once who insisted on using a “friend of a friend” as their escrow agent - let’s just say, it turned into a game of phone tag that lasted weeks. I get the appeal of independent services, but when you’re juggling deadlines and everyone’s nerves are shot, having a big bank’s process (even if it’s slow) feels like a safety net. I’ll take predictable paperwork over disappearing acts any day.
