Sometimes you just want to know your deal isn’t lost in a black hole, right?

That “black hole” feeling is way too real. Here’s my unofficial survival guide for anyone stuck in escrow limbo:

Step 1: Accept that time moves differently in escrow land. It’s like dog years, but slower.
Step 2: If your main contact vanishes, don’t panic—just start dialing everyone else on the list. The receptionist, the assistant, the janitor... someone will know something.
Step 3: When in doubt, independent services can be a breath of fresh air. Sure, they might not have marble floors or fancy pens, but at least you’re not left talking to an answering machine for days.

Honestly, I’ve seen both sides drop the ball. The “big name” banks sometimes act like you’re lucky to even get an email back. Independents can be more responsive but occasionally feel a bit... scrappy? Either way, you’re not alone in this. Escrow is basically a test of patience and persistence—like waiting for your toast to pop up when you’re already late for work.

You nailed it with the “dog years” comparison—escrow time really does drag. I’ve been through both bank and independent routes, and honestly, neither is perfect. Banks can be slow and bureaucratic, but independents sometimes feel a bit understaffed or disorganized. Still, persistence pays off. I’ve found that just staying on top of things (even if it means being a squeaky wheel) usually gets results eventually. Hang in there... it’s frustrating, but you’ll get through it.

That’s been my experience too, but I’ll take a slightly different angle—banks might be slow, but at least there’s a clear paper trail and escalation path when things go sideways. I had an independent escrow once where a simple wire transfer got delayed for days because “the person who does wires is out.” Never had that issue with a bank, even if they move at a snail’s pace. For me, predictability wins over speed most of the time.

Had a deal once where the independent escrow literally closed early because “everyone wanted to beat traffic.” I kid you not. Banks might be slow, but at least they don’t pack up at 3pm because of rush hour. Sometimes boring is better.

I actually had a similar thing happen, but it was during my first home purchase and it nearly gave me a heart attack. The independent escrow office we used just up and decided to close for the day at 2:30 because “it was a nice afternoon.” No heads up, nothing. My agent and I were literally standing outside with a stack of paperwork and nowhere to go. Ended up pushing everything to the next day, which was stressful since I’d already scheduled movers and utilities.

I get that banks are slow, but at least you know they’ll stick to their hours. I thought independent meant more flexibility, not random schedule changes. Maybe it’s just my luck, but after that, I’d rather deal with the predictable pace of a bank than risk another surprise early closure. Sometimes boring really is better... at least when you’re trying to get your keys.
