Last year, I thought I had everything dialed in until the underwriter started questioning the age of appliances in the rental units - like seriously, the fridge's birthday matters now? 😂 Had to scramble for receipts and warranties just to prove they weren't ancient relics.

You're spot on though, anticipating those weird curveballs saves a ton of headaches. Totally agree with you on prepping extra comps - smart move. Quick question though, did they actually ask for appliance warranties upfront or only after seeing photos or something? I'm currently in the middle of this DSCR process and trying to anticipate every possible snag. Wondering if it's worth proactively gathering appliance docs even if they're not ancient... or is that overkill? Seems like every lender has their own quirky checklist.

Honestly, it's not overkill - just cautious planning. I've seen lenders request appliance warranties randomly, usually after photos or inspections raise a flag. Gathering them upfront can't hurt, especially if they're easy to find. But if you're pressed for time, maybe just organize what you have handy and save deeper digging for if (or when) they ask. Every lender's checklist is unpredictable, so better safe than scrambling later. Good luck with the DSCR process... you're definitely on the right track.

Couldn't agree more. Last year, I had a lender randomly ask for appliance docs on a property built in 2015 - totally caught me off guard. Ended up spending half a day digging through old emails and online portals. Now I just keep a Dropbox folder with everything appliance-related, even if it feels unnecessary at first. Might seem like overkill until that one random request hits your inbox... then you're glad you did it.

Haha, appliance docs from 2015 - that's a new one for me. 😂 But seriously, lenders always seem to have that one random curveball request. Last time, mine asked for HOA meeting minutes from two years back... like who even keeps those handy? Lesson learned: now I hoard every random PDF like it's gold. Dropbox folders are lifesavers, but my desktop looks like digital hoarding central these days...
