Couldn’t have said it better about the “easy” paperwork being a trap. I’ve seen folks breeze through DSCR docs, only to get blindsided by balloon payments or rate hikes buried in the terms. People get so focused on qualifying that they forget to ask what happens if rents drop or vacancies spike. Lenders love to gloss over those scenarios. I always dig into the amortization schedule and ask for every fee in writing—if they hesitate, that’s a red flag. Convenience is great, but not at the cost of getting boxed in later.

Couldn’t agree more with this. I learned the hard way—missed a prepayment penalty once because I trusted the “simple” docs. Now I double-check everything, even if it feels nitpicky. Better safe than sorry when your cash flow’s on the line.

I swear, reading loan docs feels like deciphering ancient scrolls sometimes. I’m in the middle of my first home purchase and I thought “origination fee” was just a fancy way of saying “welcome to adulthood.” Turns out, nope—actual money. I keep asking my lender questions and I’m pretty sure they’re dodging my calls now. Is it normal to feel like you need a law degree for this stuff? Or am I just paranoid?
