Maybe slow and steady isn’t always a wallet-buster... or am I just cheap?

Honestly, I’ve wondered the same thing. The “convenience” fees with the big names add up fast—like, blink and you’re paying for their fancy website and branded pens. Local lenders can be surprisingly flexible if you just ask, and sometimes they’ll even pick up the phone on a Sunday. I get the appeal of speed, but I’d rather save a few grand and wait an extra week. Maybe that’s just my inner cheapskate talking, but hey, margins matter.

I totally get where you're coming from. When I refinanced, I went down the rabbit hole comparing the “big guys” and a couple of local credit unions. The national lender’s portal was slick, sure, but the fees snuck up on me—processing, doc prep, “expedited” whatever... it adds up fast.

Honestly, I don’t think it’s being cheap to care about that. It’s just being smart about your money. Here’s how I looked at it:
1. List every fee, side by side. Even the weird little ones.
2. Ask the local folks if they’ll match or waive anything. Sometimes they will, just to keep your business.
3. Figure out if the extra week or two is really going to hurt you. For me, it wasn’t.

I did have to chase down a few signatures the old-fashioned way, but saving a couple grand felt worth it. The “convenience” premium isn’t always justified, especially if you’re not in a rush. Margins definitely matter—maybe more than ever now.

Had a client swear by the local bank route last year—said the loan officer actually called her back after hours to walk through some DSCR confusion. National lenders just don’t do that. But yeah, paperwork took longer and she grumbled about it. Trade-offs everywhere, I guess.

That’s the story of my life lately. I went with a big-name lender for my first place—figured it’d be faster and less hassle. It was quick, but when I had questions about DSCR, I got bounced around to three different people. Local banks might move at a snail’s pace, but at least you get a real person who actually cares if you’re confused. Sometimes I think I’d trade a week of paperwork for someone who’ll pick up the phone after 5pm…

Local banks might take their sweet time, but sometimes that extra attention is worth it. I’ve had clients who swear by the personal touch, even if it means a few more hoops to jump through.
