Yeah, those “primary residence” clauses are sneaky. I almost missed the part about not renting out a room for extra income—turns out that can count against you too, depending on the grant. I’d add: double-check if your lender understands the grant terms. Mine didn’t at first, which nearly caused a mess. These programs are helpful, but you’ve gotta stay on your toes.
