Honestly, I thought my 790 score would have lenders rolling out a red carpet for me. Turns out, they wanted to see my last three years of tax returns, every bank statement, and questioned a $12 Venmo transfer labeled “pizza.” I started to wonder if they’d ask for a blood sample next. Still, I guess it’s better than the alternative… I’d rather jump through hoops now than get stuck with a bad loan later. It’s wild how thorough they are, though.

Honestly, a 790 score is fantastic, but yeah, lenders are still gonna dig deep. I always tell folks, credit score opens the door, but your paperwork is what gets you inside. Honestly, I get why people say paperwork matters more, but I still think a high score opens more doors than folks admit. Sure, you’ll get grilled over weird deposits, but with a 790+ you’re less likely to get hit with extra hoops like higher rates or extra conditions. My cousin had a 680 and even with perfect docs, his rate was noticeably worse. Clean docs help, but the score still sets the tone. Just my two cents.

2. Rates—this is where the score really flexes. I got quoted the lowest advertised rate, no points, no “risk adjustment” fees. My buddy, who had a 690, got hit with a quarter-point higher rate and had to cough up extra documentation for every little thing.
3. Conditions—this is where I disagree a bit with the “paperwork matters more” crowd. Sure, you need clean docs, but with a high score, underwriters just don’t dig as deep. I had a weird Venmo deposit and they just asked for a screenshot. My friend with the lower score had to write a whole letter of explanation for a similar thing, plus provide bank statements from three months prior.

I’m not saying paperwork doesn’t matter—if your docs are a mess, no score will save you. But if you’re clean on both fronts, the score is what gets you the VIP treatment. It’s like TSA PreCheck for mortgages.

One thing I’ll add: if you’re right on the edge (like 740 vs 760), sometimes it doesn’t make a huge difference in rate, but once you’re up in the high 700s, it’s just smoother all around. Less stress, fewer hoops.
